ALL GUESTS MUST AGREE TO THIS CONTRACT AND RULES BEFORE RESERVING ANY OF OUR COTTAGES. WHEN RESERVATIONS ARE MADE, AND PAYMENT IS ACCEPTED, GUESTS ARE AGREEING TO THE FOLLOWING;

CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECKOUT is 10 A.M. CST.  A $50.00 PER ½ HOUR FEE WILL BE CHARGED FOR LATE CHECK-OUTS THAT DELAY OUR CLEANING PEOPLE.

Please call for approval for early check-ins or late check-outs we are more than happy to approve them if the time is available.

These are
NON SMOKING COTTAGES. Smoking is allowed on the deck. If evidence of smoking of "Any Type is found in the cottage a $100.00 extra cleaning fee will be charged.

     PAYMENT – Payment in full is required 30 days before arrival. First payment due at booking. If reservation is made 45 days or less from check-in date rental amount is due in full.  

ADDRESS and ACCESS INFORMATION will be e-mailed upon final payment and receipt of valid credit card number.

MAXIMUM OCCUPANCY – The maximum number of guests staying at Whispering Sands Cottage is limited to nine (9) persons, Sandcastle Cottage six (6) persons and Pelican Place Cottage six (6) persons without permission of owners for additional guests.

  An additional charge of $10.00 per person per night for guests in addition to the number of persons listed on the reservation will be assessed.

 MINIMUM STAY – These properties require a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.


    FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment and rental money, and the party will be asked to leave.                                                                  

   CANCELLATIONS - Due to excessive bookings and then cancellations  WE WILL NO LONGER GIVE CASH REFUNDS FOR CANCELLATIONS       A thirty (30) day notice is required for cancellation. For cancellations that are made more than thirty (30) days prior to YOUR ARRIVAL DATE we will rebook your stay within 6 months of your original stay (additional charges may apply if later date rates are higher).Cancellations or changes that result in a shortened stay will not be given additional days at a later date. No date exchanges are given for cancellations within 29 to 14 days of arrival unless approved by the owners. No date exchanges are given for cancellations within 14 days of arrival, early departure does not warrant anydate exchanges. No date exchanges will be given for cancellations of Holiday rentals or Cruzin-the-Coast unless we are able to re-rent the        property for the same period of time. WE RECOMMEND THAT YOU PURCHASE TRIP CANCELLATION INSURANCE. If you have trip cancellationinsurance no date exchanges will be made.


 WINTER MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel (60) days prior to check-in to get exchange dates. Exchange dates for monthly renters are only possible from October 15th through March 1st if available.


HURRICANE OR STORM POLICY – No refunds will be given unless:
*The state or local authorities order mandatory evacuations for "Tropical Storm/Hurricane Warning in Gulfport, Ms.”
*The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
* Any unused portion of rent from a guest currently registered;
* Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay,
to come in after the Hurricane Warning is lifted; and
* Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Evacuation" period.


DAMAGES AND THEFT GUESTS ARE RESPONSIBLE FOR ANY DAMAGE OR THEFT OF ITEMS IN THE COTTAGE OR ON THE GROUNDS DURING THEIR STAY.

DAMAGES INCLUDE THE FOLLOWING:

SEWER BACKUPS THAT ARE DIRECTLY RELATED TO YOUR STAY (POURING GREASE IN THE SINK OR TOILET, FLUSHING UNBIODEGRADEABLE ITEMS DOWN THE TOILET).

ANY MINOR ACCIDENTAL DAMAGES THAT ARE NOT REPORTED TO THE OWNER BEFORE CHECK-OUT, AND ALL MAJOR DAMAGE TO THE COTTAGE OR GROUNDS.

ANY AND ALL PET DAMAGES INCLUDING NOT CLEANING UP AFTER YOUR PET IN THE YARD.

AIR CONDITIONERS THAT FREEZE-UP FROM RUNNING THE AIR CONDITIONER WITH THE DOORS OPEN.

THEFT - THE REMOVAL OF ANYTHING FROM THE COTTAGE OR GROUNDS WITHOUT THE OWNERS PERMISSION. 


INVENTORY - Inventory is taken after each rental of linens and kitchen items (cookware, silverware, dishes ect.) any items missing will be charged to the guest.

(PHOTOS ARE TAKEN OF THE COTTAGE INTERIOR AND EXTERIOR AFTER EACH GUEST LEAVES).


PETS are permitted in rental units only with prior approval. If more than 2 pets a $50 per additional pet fee applies. All pets must be leashed at all times. Pet owners are responsib
le for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture or pet refuse in the cottage will incur an extra $200.00 deep cleaning fee and damages will be charged to your credit card.

All pets must be up-to-date on rabies vaccinations and all other vaccinations. Proof of rabies vaccination must be available to property owner if needed. Heart worm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cottage owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.

FIREPLACES – The fireplace is a non-vented propane gas log fired firebox. You are NOT PERMITED to use the fireplace with the air conditioner.  
Please do not throw any paper or other combustible materials in the fireplace.


NO DAILY HOUSEKEEPING SERVICEWhile linens and bath towels (2 bath towels, 1 hand towel and 2 wash cloths per registered guest) are included in the unit, daily maid service is not included in the rental rate.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing.
WE RECOMMEND THAT YOU PURCHASE TRIP CANCELLATION INSURANCE.
RATE CHANGES and POLICY– Rates subject to change without notice.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise and agree to all of the above terms.
